Owners of condominiums at The Renaissance on Turtle Creek in Oak Lawn and the building’s COA board have been embroiled in conflict all summer since the board bid millions of dollars on a neighboring property in July without many owners’ knowledge or approval.

Now, according to a letter from the board to owners obtained by The Dallas Morning News, it seems the owners have won the property war — but a battle over the board’s removal remains to be fought.

Over 150 condominium owners are calling for the removal of the owners association board of one of Dallas’ largest condo complexes after its directors bid millions on a next door property without the approval or knowledge of many owners.

In an August 15 letter obtained by The Dallas Morning News, an attorney from Riddle & Williams P.C., a firm retained by two owners fed up with the condo’s board, notified the board and property management that 156 owners, 26.2% of the complex, signed a petition to hold a special meeting to remove the board. The letter said owners will vote to remove each board member individually during an upcoming meeting, once all signatures are verified and a date is set.

A Turtle Creek condominium owners association, which angered residents with its multimillion-dollar bid on a property, confirmed the potential purchase will cost each resident thousands of dollars in special assessment fees and could cause COA fees to rise about 10%.

In a late Tuesday night information session, with about 200 gathered, condo owners from The Renaissance on Turtle Creek, a Dallas complex with two high-rise towers and over 600 homes, expressed frustration with the board’s plans to buy the property adjacent to its complex.

Ouster sought after condo board bids millions for property

The condominium owners association at The Renaissance on Turtle Creek, a sleek complex with two high-rise buildings and over 600 units on 3.7 acres, has made a multimillion-dollar offer on the half-acre property next door, according to a board member.

However, some condo owners expressed opposition earlier in the week to the plan to acquire the property and began collecting signatures for an emergency meeting to vote to remove the COA board, they said. They contend that the board doesn’t have the authority to purchase property without owners’ input and that the fees — which could be part of a special assessment of up to $9 million — for the purchase would be costly and burdensome and could cause foreclosures.
